What is the difference between Nikoo Homes 7, 8 and 9?
They are three separate Bhartiya Urban projects. Nikoo 7 is at Sadahalli (Bhartiya Garden Estate), Nikoo 8 is at Thanisandra (Bhartiya Garden Enclave) and Nikoo 9 is at KIADB Aerospace Park, Bagalur (Bhartiya Garden Hill).
Are Nikoo Homes 7, 8 and 9 RERA registered?
Yes. We matched all seven phase registrations on the K-RERA portal on 2 November 2026: three for Nikoo 7, two for Nikoo 8 and two for Nikoo 9. Some marketing sites still describe Nikoo 9's registration as coming soon, but K-RERA shows it as approved.
When is possession for Nikoo Homes?
K-RERA completion dates are August 2030 to August 2031 for Nikoo 7, March to December 2031 for Nikoo 8, and September 2031 to July 2032 for Nikoo 9, depending on the phase.
